Lettings agent or self manage?
This is a question we hear all the time! Do I really need a lettings agent or should I self manage my investment properties? Ultimately, to make an investment as hassle free as possible a lettings agent is your greatest resource. They deal with tenant findings, ongoing daily management and maintenance concerns. Without a team like this, you would need to be on call 24/7 to take tenant enquiries and issues and therefore it can make the process really stressful.
But what about the fee? Of course, in terms of monthly cashflow you will need to factor in the costs for management, but this is a fee that is really worth it if it means you can focus on your next investment rather than managing the rest. The other crucial factor is legislation. There is a wide range of legislation that governs the lettings process and if you do not keep up with these regulations you could find yourself in trouble with heavy fines. One of these if the fire procedures for example. Do you have the time to drive to all of your HMO properties once a week to test fire alarms? Probably not. Therefore it is better giving this responsibility to a trusted and reliable lettings team who will sort all of this on your behalf.
